Hud Homes Dept Scam 8/17/17
I received an email from a Ryan Lester associated with HudHomesDepot.com "My names Ryan and I am contacting you regarding some buyers (that's HUD buyers as well as buyers and sellers on the conventional side as well) that are needing some assistance in purchasing property. We do get the occasional seller, and so it's always possible to obtain a listing or two from this.
If you have a lender that you are working with, that is fine, unless of course the buyer already has a lender they are currently working with. Please Note: Most buyers are very motivated and have the intent to purchase within the next 30 - 120 days as well as have given credit info, household income-- along with any money they may have to put down. We work by county, and just wanted to see if you had a few minutes to discuss the area that you cover, along with a great opportunity. (You must be a licensed agent, however if you work only part time-- that is fine!) Please contact me directly- 240-324-****, by August 18th or feel free to email me best time to reach you!

She ran down the requirements and then let me know there was a small fee of $195/mth that would be charged and cancelled whenever I wanted.
As soon as I heard the fee I knew it was a scam.
I told them I would be in touch and began to do some research....I came across this site and I am very glad I didn't provide my credit card info and decided to do some research. Anonymous in the DC Metro Area

its not a scam , there real leads just not many are serious , i have used the service for 6 months and have 1 deal from it and id say 90% of the leads a just but i get some good ones. You have to take the good with the bad and its always a numbers game
I received the same email and spoke to Liz (transferred by Thomas). I too thought this was a scam. Glad I googled the companies name.

Yep me too— in fact I put his name and his “credentials” and was lead to this website. It’s sad ppl put this much effort into scamming ppl

its not a scam cause someone said there was a cost ,if they said a referral fee would you call them a scam? ( prob not)
A referral fee is only charged when you close a client. You don’t pay referral fees for leads that go nowhere. If I wanted a monthly fee I’d do Zillow where the numbers game pays off a little more
It's not really a Scam. It's more of a misleading email in an attempt to get you to buy their Client Leads just like the other Major Home Search resources we use.
The challenge is they make it sound good and to someone who has no business or potential to generate business ,it probably is. As a new Agent I fell for the tactic , I was also experienced in selling HUD homes , so it was no big deal to me.
The List of customers you get are ready to buy in 60-120 days because their credit scores are in bad shape. But at the same time , they make GREAT REFERRAL CLIENTS when you do get them through the credit clean up and help them buy a home.
Sounds like you paid for leads. Did you like the leads? I can't tell if you are giving a bad review or a positive review.
